Hello Fellow Investors, Acquisition price is 1.2m which is a very high price. i believe there will be some flexibility on offer price and terms. They have some weird expenses you would usually not see on a P and L such as health insurance , car ins., and travel, and entertainment expenses. that money would be added to the NOI not subtracted obviously. selling 3 homes on contract, 2 of them paid off in a couple months. 39 spaces are tohs. . Lot rent is $285 w some upside there. (7 vacancies out of the 39 spaces) Town pays for the streetlights, and maintains the roads and snowplowing. Roads were ..read more

Short answer is yes-. To dig deeper for your self, How much is your time worth?Do you have park helpers to assist with this? What is the cap rate of the park? That will give you your $value from your 8k savings? Also depends on which meters- manual/automatic readings. We are growing rapidly and our asset manager is overwhelmed. Anyone able to PM some typical pay rates for workcampers? Free lot or home rent and $??? per month. 50 lot parks with clubhouses, some mowing and general maintenance will be required. Exactly how I started with family and friends. Save yourself time, take your investors investement/ pref return/ divide it out to make monthly set payments that are set on autopay. My earlier splits were determined by what the investors were looking for? passive income immediately/long term larger gains. security/risk. Trying to figure out if it is worth my time and energy to submeter water at a small park. 28 sites, total water bills of about $2,000 per quarter (5% of revenue). Sewer is flat fee per connection. We only have well water parks otherwise so would be the first time submetering. Is an $8,000/yr savings in NOI worth the added administrative work/headache? Or is it really as easy as the sales reps suggest ..read more
