Hi, I have following questions: 1. Is it legal to give 24 hours notice to tenants to access the house for general inspection? I have gave 60 days notice for termination. But tenants says willing to cooperative with moving, but threatening me that landlord not fullfill legal responsibility during his tenancy such that not able to fix electric issue on time etc. I would like to inspect the house, but tenants seems very hesitated to let us access the house. Hello, we have a tenant we would like to keep and offer them a new lower monthly rent in trade for signing a longer lease. I live in PA the rent i charge is below comparable rents. I have been raising it modestly and steady to try to bring it inline with comparable rents. The township passed a signifcat rate increase almost 45% Normally the rent increase is small. Cant i make a big rent increase like 150 -200. Would this be good idea ..read more

Hi, I have a single family house that rent to tenant for 10 years now. I haven't never raised rent in pass 10 years. I know it was my fault that I didn't increase rent each year.I realize it is 30% lower than market value. I am thinking of take back the house, remodel it and then rent out again to bring it up to market value. The lease was started with 1 year lease and then became it month by month automatically. Hi, I am in California. My tenant reported mold issue on beginning of this month. While I was in process of the checking root cause, she asked to break the lease and move out. I agreed. They moved out in the middle of the month ( Feb 15 ), without 30 days notice. And I kind of agreed. Tenant canceled the rent payment for this month. Now tenants are asking compensation of $3000 for the loss due to have to throw away beds /furniture because of molds on them. Tenants said those furnitures are hardly used for 1 year. My tenant in Los Angeles reported a leak that they noticed from the ceiling in the garage. The garage is beneath the kitchen, so I asked them to pull the refrigerator out and look for a leak. It turned out that the water supply to the ice maker had sprung a leak. The adjacent wall, flooring, and the ceiling under the refrigerator all sustained damage that would need to be repaired.
