Tenant calls for repairs maintenance but will not agree on a date/time

I entered into a month to month lease with this tenant beginning in 11/2023. She calls regularly for every small repair - a strike plate out of alignment, that prevented one of the 4 locks on the door from engaging. Tub needed recalking - the old caulk was crumbling when she showered. These repairs, I was able to go and fix myself. She reported that the oven was not working - but she was unavailable to permit me to schedule an appointment M-F because she is at work (at home) - she does not want me to enter when she is not home. Hi, my property is located in TN. My tenants are husband and wife who just recently signed in mid March. All payments have been made on time and no issues thus far. Apparently they are separating and wife would like to be removed from the lease and husband agrees. Can I simply amend the lease to remove her and keep him on? Would it be advisable to re-screen him alone? Any guidance here would be much appreciated. Hi, my tenants are breaking their lease early. They are only three months into their lease and this is my first time renting. I have a question since my sister in law helped me make the lease. There is a part where it says “ The Tenant(s) must provide at least 30 days’ notice and shall pay an early termination fee of $800.00, which does not include any scheduled Rent payments coinciding with the foregoing early termination notice period.” I understand the 30days part and then giving me $800 but is there something else they would have to pay me? Hello forum members, I have a question regarding non-refundable application fees concerning tenant selection criteria. All our properties are listed as no pets allowed as my wife is allergic to pet dander, especially cats. This is stated as the reason why for no pets when showing the property. My wife is the primary cleaner and maintenance person between the time after tenants move out and new ones move in. She does a “deep” clean and painting and will spend a considerable amount of time at the property. The situation is that I went half with another individual on a rental property, but everything is in person B’s name. I would like to transfer ownership of the home to my LLC since the mortgage on the property is almost paid off. Is this going to have tax implications on my LLC when purchasing it for rental use? What tax implications/gain would come up for either party? My LLC or the person B who owns the house and mortgage in their name?
