Hi All, I found this an interesting "Press Release" on how homebuyers may be able to get a property by taking in flatmates - and the home builders Generation Homes see it as a sales strategy - i.e., buy a bigger home 3 or 4 beds maybe with an additional bathroom and sitting room and pay for it by taking in flatmates. It is a big win for the developer who wants to sell bigger homes on less land, and it could work for first-home buyers, too. My first thoughts are - 1. I recently found a online tool that sends email updates about my neighbours property auctions. Like the bid result or final sale price etc, or when my neighbours their home for sale privately. It felt easy to use considering I can't find similar services in NZ. Has anyone else tried a similar service? I'm curious to know how accurate and helpful you found the information. National Government silent on brightline test

Hi all. does anyone have any information on when the government is moving the brightline test back to two years? They campaigned on it fairly hard but since the election they seem to have swept it under the carpet. I can't get an answer out of our local MPs office and all emails to the National Party are ignored. The cynic in me suspects they were planning on doing it fairly quickly but when Winnie blew a hole in their projected numbers with the foreign buyers tax they decided to screw all the investors who voted for them by kicking the brightline test change down the road ..read more

Hi All, I have ~200K for a deposit, and looking to get a loan of 250 to 300K max to buy a stand alone house 450 to 500K max as an investment property. I am confused which place will be better to buy in terms of: 1) Capital Gains 2) Rent and Tenants 3) Good Property managers ( as I am overseas and will need a property manager to manage property. My boyfriend has just left his job for personal reasons - he was an engineer working in the building industry. We're ideally placed to do property development - I've done a couple already as a kind of hobby and he's got lots of skills like plastering, plumbing, knowing building regs inside out, joinery. Yesterday, the news was properties sold over $2M in AKL was up. Today, it's grab a bargain with these distressed properties for sale from City Sales. A couple of the descriptions start with.... Our vendor is facing financial pressure and reluctantly brings this lovely leasehold unit to the market. Vendor liquidates three leasehold apartments.... Owner throws in the towel...
