Asking for a friend named Joe. My friend Joe bought a house in 2015. The title on the house is 50% Joe's (as primary residence) and 50% Joe's dad (not primary residence, as he has his own house). Budget I would say is 1.5 mil. My parents live in West end of Mississauga and I am currently working in US but looking to come back in a couple of years. Areas I was considering were: Mississauga: Lisgar/Churchill Meadows/Erin Mills/Clarkson Oakville, more near the Go train and same with Burlington Etobicoke, below QEW near the go train. So I rented out my principal of residence back in June 2019 and made the election under subsection 45(2) to retain the property as my principal residence. So, it's been over 4 years now and that property was still being rented out and my only property as of last year. Since I could not longer claim that property as my PRE after June 2023, do I need to report deemed disposition due to change of use (from PRE to rental) and figure out the FMV of the property as of June 2023 to shelter my capital gain and get the new adjusted cost basis?
