I’m calling 3 Pinocchios on the news reporting on the Friday announcement by the National Association of Realtors that they were settling a lawsuit claiming they kept sales commissions artificially high. First Pinocchio: A CNN headline and article proclaims that sellers and buyers no longer have to pay x% commission anymore. This headline is patently FALSE. The FACT is: real estate commissions have ALWAYS been negotiable. Additionally, true professionals who can negotiate their fee that demonstrates the value they bring to their client is the professional who is incentiviz ..read more

Tripp's Take on Real Estate | Avoid This Tax | Episode 59

I had someone ask me yesterday how I come up with the content for my email. After explaining my process, I reiterated that I love covering questions from my viewers (YouTube, Facebook and Instagram) and readers (email and blog). Because if you’re asking it, someone else is too. But at the end of the day, I don’t want to get so off topic that it isn’t useful to you. Frankly there’s a lot of repetition when it comes to real estate, whether as a homeowner, investor, renter or buyer. So if you’re not hearing something you have a question about, make sure you chime in so I can address here. Today I ..read more

Lots of practical content today. Missed last week’s episode, check it out here: https://www.thedomusgroup.com/blog/tripps-take-on-real-estate-episode-56/ The theme of this week’s episode is Buyer Beware. Most people might default to the Latin term caveat emptor, which means the buyer should be careful to do their due diligence before purchasing something. But my reference is more specific to the market we are currently in and facing in 2024. Government sponsored enterprise (GSE) Freddie Mac estimates there is currently a 3.8 million housing unit shortage in the United States. For the past ..read more

Missed last week’s episode, check it out here: https://www.thedomusgroup.com/blog/tripps-take-on-real-estate-episode-55/  As a Realtor who works with people needing housing, imagine the mental challenge reconciling the need to help those who can afford a home with those who can’t. I’ll talk a bit more about this at the end, and show how this holiday season we can help those less fortunate year round. Do you own your own business, or have a side hustle? I want to c ..read more

Happy 1st Tuesday in December. We've made it through Thanksgiving dinner, Black Friday and Cyber Monday deals. Yea our wallets are shot, but we got 50% of those cool, fuzzy slippers. Win! As we come to the end of the year, and start looking back at what we did or didn’t do, and start to plan for the next year, it’s important that we take time to take care of ourselves and our loved ones. Lots of hustle and bustle going on…but I’ll say that we need to do more slowing down and chillaxing. We still have a number of weeks left in the year to finish strong…but our work is never truly done. So let’s ..read more

I trust you had a nice relaxing time over the Thanksgiving weekend. I was able to get away with my family to visit the in-laws in Georgetown, KY. The picture above is the update to a favorite photo of mine from four years ago which I referenced in last week’s email. Can we talk about all the food? I was 88% successful in not overstuffing myself on all the wonderful fixings (Southern word). I’m always a sucker for that sweet potato casserole with marshmallows on top (slightly burned). Mmmmmm. Enough about me. Howabout you? How was your Thanksgiving break? What was your fave side dish? Sooo man ..read more

If I presented you an opportunity to purchase an investment asset (real estate, business or other) for a reasonable to great price, would you be able to do it? Would you be interested in doing a deal? One more question: if you had disposable money back during the 2007-2009 mortgage default crisis, or the months following the outbreak of Covid, would you have bought something then? Because if your answer is no, then move on to the next website, marketing message or email in your inbox. * See the P.S. below for more info on the images pictured here The goal of this blog post is to identify thos ..read more

Whether you were an owner or renter in 2006 to 2010 timeframe, you saw all the drama that ensued from the mortgage meltdown and subsequent mortgage foreclosure crisis. That was then. This is now. And this chart could make the difference in you making, I’m saying this politely, educated and wise decisions or just plain dumb, ill-informed ones. Take a look at data from the Chief Economist at the National Association of Realtors: Do you see the row on subprime loans? Not an issue. No longer does a pulse qualify you for a loan. If you have any doubts on that, ask anyone who has recently purchased ..read more
