Last summer I posted a look at the distribution of home sale prices in the Austin metropolitan area (Update: Austin home price distribution). That view of prices through the first half of 2023 showed how the imbalance of housing supply and demand drove prices higher in 2022, and that market forces were calming the environment in 2023.

For several months I haven’t provided a comprehensive update of the market metrics I track in my dashboard. I won’t have refined data from the Real Estate Research Center at Texas A&M for the whole first half of 2024 for a few more weeks, but this quick look will be useful:

I’ll provide a more through review of the Austin-area residential market later this month, but at this point I have isolated activity involving only resale properties — houses, condominiums, and townhouses — in our 5-county metro area.
Here is one snapshot of the past 60 months, looking at sales prices and average time on the market for all homes that sold each month:

In Mortgage interest rates forecast, I mentioned that forecasts for home sales and prices in the coming year are mixed. Economists can interpret the same data somewhat differently and draw their own conclusions, but an article today in REALTOR Magazine points out that different market areas may well see different results.
