Activity is always expected to pick up in the Springtime, however this year it appears to be either delayed for the most part, or we won’t see the big activity increase like we typically do. We are seeing the number of sales increase a little, however with it being an election year and interest rates as high as they are comparable to over the last 15 years, it wouldn’t be surprising if our Spring and Summer selling seasons were pushed down a bit. Consumers just keep spending with the recent CPI report showing an increase in inflation of .4% from last month and up 3.8% on the year and 3.2% from this time last year. The FED is still a ways from their 2% target and they are continuing to unload their balance sheet which has more of an effect on mortgage rates. This is an interesting site,

2023 was the year of resiliency as mortgage rates increased on average from 6.12% in January to 7.5% as late as October, but now are currently hovering around 6.62% for a 30 year fixed mortgage. Rates have dropped over 12% in the last two months. Many people are seeing this trend and are anticipating rates to continue to drop further.
