The number of Bend homes on the market was down 18% month-to-month in December, from 469 active listings in November to 385 last month. However, active listings are up 41% when compared to only 273 homes on the market in December 2023. After a spike in October, the median sales price of a home in Bend fell 10% in November to $713,750. The month before, the median sales price was $797,450, just below the all-time high of $799,950 in July 2023. The current median sales price is within 1% of November 2023’s price of $710,000. As it normally does this time of year, residential real estate activity in Bend continued to slow down in November. Boosted by increased sales of homes priced at $1,425,000 and higher, the median sales price in Bend rose 26% in October, from $715,000 in September to $797,450 last month. Compared to a year ago, the median sales price of a home in Bend is up 9%, and just below the all-time high of $799,950 in July 2023. Sales of luxury homes in Bend priced at $1,425,000 and above more than doubled last month compared to August and September. New listings, home sales and pending sales were down last month in Bend, which isn’t unusual during the transition from summer to fall for the local real estate market. There were 9% fewer listings of Bend homes last month, down from 190 in August to 173 in September. Home sales slowed by 4%, with 149 homes sold in September, down from 156 in August. Pending sales were down 5%, from 190 in August to 181 last month. The number of active listings in Bend was down 7% in September, from 552 homes on the market in August to 511 last month. The median sales price of a home in Bend was $706,075 in August, a 6% drop from $749,450 in July. While that can seem like a big decrease month-to-month, it’s helpful to look at the median sales price trended over a longer span of time. Over the last 13 months, the median sales price in Bend has ranged from $680,000 in February of this year to an all-time high of $775,000 in June. While a limited inventory of homes for sale in Bend has been a long-time, pre-pandemic issue for both locals and new residents wanting to invest in Central Oregon real estate, it became especially acute over the last five years. However, last month—for the first time since July 2019—there were over 500 active listings of Bend homes. Active listings were up 31% month-to-month in July, from 413 in June to 539 last month. The median sales price of a home in Bend was up for the third month in a row, from $754,000 in May to $775,000 in June. Representing a 3% increase month-to-month, and an 11% increase since the beginning of this year, the median sales price is just below the all-time high of $779,950 in July of 2023.
Home sales were up 13% last month, from 130 sales in May to 147 in June. Meanwhile, pending sales were down 12%, from 171 in May to 151 last month. The available inventory of homes for sale in Bend increased for the third month in a row, with 382 active listings in May, up 24% from 307 in April. Since the beginning of the year, active listings have increased by 64%.
New listings in Bend—including existing and newly-constructed homes—were up 25% last month, from 210 in April to 262 in May.
