Most of the market trends we gather and analyze indicated an increase of real estate activity in Bend last month. New listings were up 44%, active listings were up 20%, pending sales were up 15% and home sales were up 3%. The median sales price increased also, from $680,000 in February to $760,000 in March. This is an increase of 12% month-to-month, and 5% higher than the average median sales price of $724,118 in 2023. New listings of homes for sale in Bend were up 30% last month, from 102 in January to 133 in February. This new inventory helped meet buyer demand after a slowdown of new listings in November and December. Sales activity increased last month, too. A 22% increase of pending sales in January helped contribute to a 23% increase of home sales in February. Last month, 111 homes in Bend sold, up from 90 in January. New listings and pending sales of Bend homes were up in January, while home sales were relatively steady, and the median sales price was down month-to-month. There was a 33% increase of newly listed homes in Bend last month, up from 77 new listings in December to 102 in January. In January 2023, there were 109 new listings, up from only 47 in December 2022. Home sales in Bend were down 2% last month, but pending sales were up 22%. The median home price in Bend was $737,000 last month, a 3.8% increase over November, and up 8% since January 2023. Although most sales activity was slower in Bend between November and December, there was a 3% increase in pending sales, from 96 in November to 99 last month. Home sales were down 12% month-to-month, with 92 homes sold. There were 9% fewer new listings, from 85 in November to 77 in December, and active listings were down 12%. After a busy summer, real estate activity in Bend has slowed somewhat. There were 16% fewer new listings in September, and 14% fewer pending sales and 15% fewer home sales. After an all-time high of $799,950 in July, the median sales price in Bend was down 8% in August to $738,389. The median price is 3% higher than August of last year, when it was $717,000. There were 5% fewer new listings last month in Bend—which is a normal trend from July to August—down from 164 in July to 155 in August.
