Last week, Locality Homes hosted our last blood drive of the year, and we are thrilled to announce that it was a huge success! As usual, the blood drive was conducted in partnership with Jamie Kinman of Guaranteed Rate, our local Red Cross chapter, and Redemption Church, who so graciously lent us their space. In total, we were able to collect an impressive 28 units of blood, which was five units over our initial goal! Last summer, our market shifted dramatically when interest rates rose steeply and removed demand from institutional buyers and ordinary buyers. A year later, we are still seeing interest rates around 7%, but the market has been steadily recovering. The median sales price has been rising for the past 5 months in a row and is now at $443,000. After a roller-coaster real estate market in 2022, I’m happy to report that we are seeing more stability and a few positive trends in the first two months of 2023. In Phoenix, we currently have 1,601 active listings and 1,220 listings that are currently under contract. This is an improvement from 3 months ago, when we had 2,582 listings without a contract and only 834 pending listings.  Looking at all of Maricopa County, February recorded 5,910 closed sales - a 30% increase from January’s sales!
