I have the Schlage Encode Plus so that I can use AirBnBs smartlock system. However, I noticed a critical design flaw. The numbers on the keypad are not visible until you press a button, then the backlight comes on and illuminates the numbers. However, that first touch is registered as the first digit of the code. I’ve had a few guests struggle with this until they finally called me to let them in. They seem to be pressing somewhere random on the keypad to get it to light up, then pressing their code. Question about using cameras

I keep seeing posts from hosts who have ring cameras, as well as other cameras outside - and some who do, or used to have cameras inside (though I think I saw that's against airbnb policy now - thank goodness). There was just one saying they had a camera covering a back deck. Do guests not have a problem with this? I assume you'd have to have it in your listing that it's there, have you had any potential guests say they won't book, or are bookings down since adding it? Got a booking through Evolve. Did my usual and contacted the guest about 3 days out from arrival. He was under 25 (was 23). He told me he was coming into town with a girlfriend and two little kids. Have a 23-year old myself so agreed for him to stay instead of sticking to the rules. Ugggg. He sent me his driver's license and was local which raised a red flag with me. I was out with friends the day he was arriving, but mindful to watch the Ring camera around 4pm which was when he was expected to arrive. I could not see anything on the Ring camera. We have a strict policy for cancellations both on vrbo and airbnb. Nearly every time (4/5+) someone requests to cancel because someone has passed away. We used to just accept the cancellation, refund and send our condolences. Now that we continue to receive the same reason, we’ve begun questioning. For starters, my listing is located in Toronto , Canada. We have a gorgeous pool spa set up. We Open the pool May 1 - Oct 1. This is mentioned very clearly in the listing description in 2 separate areas I have a guest instant book for October 21 for a week. I messaged him to make sure he read the description and is aware the pool is closed after october 1. Where do I even start? A guest just checked out from my property today. Late…unauthorized and had the audacity to say they were leaving and didn’t for another extra 40 mins. Now, let me back up. This so called guest asked for early check in. I told them, no problem and gave them the charge and to pay now. Their friends arrived at 12:21 for a 3PM check in and tried to get in. I work for a small real estate company, I’m the only employee. The company has 2 airbnbs which are currently managed by the boss’ girlfriend and she’s not really doing a great job. Because I’m also a host and I have experience I’m interested in taking over those airbnbs. I would make some small changes in the apartments and fix what needs to be fixed. Is it possible to delete the current listings and start over with 0 reviews? Is this possible on booking dot com? The reviews on both platforms are horrible. Worst Damage by Guests

Still toying with the idea of being a host for my condo, with plans to keep the loft locked so that I can use it when I'm in town, so that I don't have to sleep in a "guest" bed. If no guests present, of course :). Wondering what the worst damage you've encountered. Do you think people are brazen enough to force their way into the loft? - Do you think that my keeping a locked door on the loft (for my own personal use/storage ) would creep guests out and/or have them complain that they didnt have full house access?
