Guest due to check in in 3 days. Just messaged saying the booking is for his parents and he won’t be there.
Ok so the guest booked about a week ago, and has notified us that his parents will be the ones staying and he booked for them.
He won’t be staying at the property.
He’s well passed his cancellation period and I don’t want him to be able to some how coerce Airbnb into a refund. It’s a good booking.
He hasn’t got any reviews.
What should I do?

So, I know Aircover says it covers up to $1M in personal liability and damage and all that in the rare event something valuable gets damaged or a guest is injured on property, etc. Thankfully, that hasn’t happened to me. But I wonder, if it does happen, would AirBnB then proceed to kick you off the platform once you file a claim? Anyone have any experience with this? Wondering if I should get extra landlord liability insurance outside of AirBnB, just in case.

So I manage 23 listings and there seems to always be an interesting story come up now and then. Well, this one was definitely interesting. I received a message from my guest that 2 men were fighting outside the house. She stated that there was a lot of blood and police and a fire crew were there. The area was also taped off.
I wrote it off as nothing since I normally receive messages from guests who overreact. It turned out the guest definitely did not overreact

I am starting my first AirBnb shortly and I am exploring my insurance options with good coverage. Explored Modern, Proper, AllState and Statefarm so far.
American Modern / Proper - both expensive. 2.5k+ for a year.
I got this quote from AllState for 1700 that they say is good for AirBnb. Its a regular homeowners policy with additional endorsement to cover it as AirBnb. I do see some coverage description that talks about covering damage from Guests on short term rental. I have about a 300 square-foot unique cottage behind my main house on half an acre, a bit of an urban oasis with the landscaping along with an outdoor private shower, an outdoor bathroom and a clawfoot tub for soaking under the night sky. The cottage itself is a big room, with king size bed, and a small separate office off it. Wondering if I would need to convert the office into a kitchenette or if I can do all right renting for 75 to 125 a night as if. I co-own a duplex and the side I designed seems to do consistently well.
July has 20 days of bookings so far.
The other side has 6 days of bookings, as a comparison. Granted, July is a slower month but these homes share the same floor plan + location, they should be equally booked.
Last month the side I designed made almost 3x the other in income.
The side with less bookings is even listed at a cheaper nightly rate.
I have super-host status. Over all properties 130 reviews.
Less bookings - 4.7 stars (8 reviews) More bookings - 4.8 stars (23 reviews)
