Hi, My HOA is scheduling my roof to be repaired due to hail damage next Tuesday and they said we need to move our cars onto the street Monday morning when they deliver the trash bins (trash bins have already been delivered) with that being said it’s supposed to rain everyday next week except Monday and Friday and on the note they said they might not show depending on the weather. I’ve had bad luck with my cars being broken into in the past so I’m kinda nervous with leaving my car on the street for multiple days as opposed to my garage. Do y'all think it's worth getting 12sq of discontinued GAF country mansion for $300? I've dealt with sketchy shingles off of marketplace before but these are wrapped and in good shape seemingly. Is 12sq enough extra/spares for a 10.5sq roof? Dude has 77 bundles @ 6 bundles/SQ. I don't worry about insurance having a fit because I don't have any. We recently had our roof replaced. Alot of OSB damage, previous installer did a poor job, no metal, minimal flashing, driprail was nailed to the soffit. What is the real probability of asbestos in roofing materials in mid-1980s houses in USA?

I posted this question in an asbestos-specific forum but it hasn’t really gotten any traction yet. We are considering buying a home that we really like. My wife in particular is in love with it. However, it was built in 1987, along with most of the houses in its neighborhood. Half of the neighbors have what look like the original cedar shake roofs, in what looks like strong need of replacement. My concern is, what if I come home one day and the Nextdoor neighbor is having his roof replaced, bits of tar paper flying everywhere - what is the real chance that would contain asbestos? My wife and I have been at our house for 2.5 years and plan on staying there for the long term and raising our kids in it. We’re looking into getting a new roof as our current roof is 20+ years old. One of the roofers we got an estimate from said we could probably get another 2 years out of the current roof. We’ve had one small leak that we had patched but everything is “good” now (knock on wood). Question #1: should we be proactive and replace the roof now before there’s major problems? Valley flashing problem?

Sorry for the horrible quality photos. We are trying to buy a house and the inspector called out this valley flashing as having been “uplifted” and needing repair. First two photos are different angles of the current roof (installed 2023), last photo is the previous roof. The seller had the roofer out to look at it under warranty. They (roofer) said it “looks bad” because of the “structure of the roof” and that they applied mastic to prevent any leaks “soon.” Should we interpret this as meaning it’s a cosmetic issue? My 1951 built ranch is entirely concrete block - including concrete block of some type for the roof deck. I’m looking into replacing the flat roof membrane, and it would be really helpful to know exactly what we should expect when we expose the deck. It looks like (solid?) concrete blocks, possibly in a tongue and groove arrangement? Has anyone seen one similar to this before?
