I’m working on a customer’s low slope/flat roof balcony - 2 layer modified bitumen membrane (base and cap sheet) and I have a need for some roofing granules. Mostly, because I’m a rookie when it comes to flashing inside corners on a curb wall - okay, a rookie when it comes to roofing, period - and tend to resort to a lot of flashing cement (Karnack, etc.), followed by heavy doses of roofing granules. Looks like no true pan of the field tiles at the rake interface. Experiment shows normal water fall does get on the underlayment. Photo is after tile lift to make repair. Amazingly, the 90# (!) granulated underlayment took 29 years to fail far down roof from the photo (not show) in so. CA with years of rainwater pooling against the non-arched battens. What is the formula to layout S tiles left-to-right to assure proper water drain off at both rakes of a gable roof? I've only seen... S tile no pan at rake ..read more

Hello, I'm wondering what's causing this gap to widen. I know it may seem obvious but even obvious answers would be appreciated. It has gradually been widening since I had that blue metal roof installed last July. The adjoining roof on the right was replaced four years ago (different roofers). We live in the mountains and currently have a concrete tile roof. We want something lighter that won’t allow a lot of snow to accumulate on our roof and will last 30 years or more. We have quotes for DaVinci composite, Snap-Lock standing seam steel, single-lock mechanical standing seam, and stone-coated steel. I own a house built in 1896. It has a metal roof. I don't know how old it is, but the paint is peeling and it is rusting in places. The roof material does look quite old. It hasn't been painted since I've owned it (8 years). The previous owner bought the house in 1973 and I don't think they replaced the roof. I have to decide whether to paint it or replace it.
