Section 21 newbie

Hi all, i am issuing a section 21 notice and keen to find out if i need to issue one or two to the two tenants.  They are a couple. Also how do i hand deliver it to the mailbox?  I was thinking to write on the envelope: top left hand side: NOT A CIRCULAR PLEASE READ and top right hand side: BY HAND. Hold the envelope up in front of the main door and then the pigeon hole, so that the address is visible on the envelope and the door and pigeon hole can be seen and take a photo. Engineer went in the wrong date

Hi all, I booked an engineer for next week but the engineer got confused and went today. The tenant was there and let the engineer in. The tenant then emailed me saying he never gave me permission to arrange for the engineer to attend today and that he legally needs 24 hour notice for anyone to enter the property. Thoughts?  How do I respond to that?  Am i in the wrong?    ..read more

Washing machine not working, tenant wants me to pay for a laundry service

My tenant told me Last night that the washing machine is giving an error. I found an engineer for the washing machine brand for Thursday. He wants me to pay for a laundry service in the meantime cause he does not have clean clothes he says, and says he can’t be there on Thursday to let the engineer in because of work. 1 in 5 working age adults are economically inactive ie. not working.....that's 9 million  people + another 1 million are unemployed. We have 900,000 job vacancies in the UK......what's going on ! Where the hell are they all living ? How do they pay their rent ..read more

Mice

We rent our house to a family for 6 years now. They are saying that they have mice. There are no holes outside the property or the brick work (which is my legal responsibility). The situation got to a point that the mice ate the plastic under the sink which i paid to replace. The plumber that replaced it said that the property is very dirty. I keep saying to the tenant that she needs to clean and pretends that she cleans every night with bleach. How can I ensure that she does clean properly? Freeholder not providing invoices for work

Hello!  The freehold for our building was purchased a couple years ago and the new management company has been an absolute nightmare.  Service fees have more than doubled.  They create lots of charges for work that are right under the threshold for requiring a consultation, but there is never any evidence that the work was needed or completed.  We are currently in the process of getting RTM.  In the meantime, we have just received the summary of last years fees and the bill for next year.  In last years items there are lots of clearly fake charges.  For examp ..read more

Leaseholder rights to view management contract

I am the owner of a leasehold flat where the management company owns the freehold to the block, so I'm also a shareholder. We have directors appointed to oversee the management and they have in turn appointed a managing agent. As a leaseholder, do I have a right to see the management contract. I'm being told that I'm not a party to the contract and therefore can't see it. Is this correct please?  ..read more

During covid spend's 9k replacing all floors, full electrics and paint plus new furniture.  Flat rented out via agent since to single parent and son.  No rent rises out of goodwill so have broken even in last year.  Tenant leaves having failed to pay last months of rent.
