Hi, Our tenancy is about to expire. However, our landlord is happy for us to stay another year. One of the housmates under the current tenancy is moving out and being replaced by a new tenant after the current tenancy ends. The letting agency is trying to charge us an admin fee for “changing the terms of the tenancy”. However we think this isn’t allowed as we are not amending the tenancy, we are creating a new one? Changing of lead tenant in an active contract

Hi, I am a landlord and the fixed term tenancy is going to finish this month. The lead tenancy is fine with replacing his name with a friend of him so that tenancy can roll over to another fixed term and continue without having to create a new contract, deal with deposit etc. Assuming all parties involved are fine with changing the lead tenant, what’s the process involved in OPENRENT to make it happen? Hi guys i need your advise on my Gas Safety Certificate, i engaged an Engineer to carry out the Gas safety test on my property in Wales last year, this was conducted 7th August 2023 with safety certificate issued. Next due date is on 6th August 2024. Peter Alan my appointed renting agent sent me a message reminding me of the next renewal date based on the copy of the Gas Safety Certificate in the possession be 7/5/24 i acknowledged the message and informed Peter Alan that the renewal is not due until August as the Safety test was carried out in August last year, Peter Alan Rep however disputed ..read more

Hi, I’m a first time LL and I have a super keen tenants who are a three-adults household (no children). They proactively sent the deposit to OpenRent even though I didn’t ask for it! They work as cleaner, Uber driver, and food delivery - I have requested their six month bank statements and it approves their affordability and income sources. It also shows they have been paying their rent on time. I have tried and contacted their current LL but haven’t heard anything back. Today I had my renewal for buildings /contents from a well known insurance company and I was double checking and the insurance is void if the e-bike is involved in the claim ! Only place where a claim would go through is in a garage with suitable fire protection as in the building regs ! Unfortunately none of my properties have a garage so either the tenants leave them outside or leave altogether. Part way through HMO licensing but now need to sell property
