Hi Everyone I bought 4 leasehold flats (in a block of 4) at auction 6 years ago after the developer got into a mess and ended up in Prison. They're in mine/my wifes name. The freeholder (same developer) was effetely absent so I've not paid any ground rent and Ive insured and carried out all maintenance myself. I've had a call out the blue from him now he's out asking me if I want to purchase the freehold. I do want to purchase it as I don't want it to fall into the hands of anyone else who will start charging ground rent and potentially silly maintenance charges etc. I know when I've refinance ..read more

Drug addicts outside residential property

Hello, we have a block of 24 residential flats and recently local drug addicts have started shooting up heroin right outside the front door of the property in an alcove. It’s been reported to the police but obviously all the tenants are looking at us to fix this issue. Any thoughts on this? We’re not sure what to do. Many thanks in advance ..read more

Section 8 process that might be 2 years old, before it comes to a head!

After one year we were granted a Possession Order via an uncontested Section 8. The tenant owes over 1.5 years of rent starting shortly after moving in and has refused access for longer than that. Whilst waiting 2 months for the Bailiffs, we suddenly find the Judge has granted one tenant (the other left already) an application to reverse the order and give her another go at a completing her supercilious Counterclaim with a hearing in almost 3 months’ time (January). Tenants not shutting front door of building

In our blocks of flats we have constant issues regarding tenants not closing the building door, or their visitors not closing it, or buzzing delivery drivers etc in and them not closing it. Hi I own a small commercial property, leased it in May 2022 for 3 years, the rent is £19k, lease cost me £2.2k in estate agent fees and £1k in solicitors fees. My tenant told me this week that he no longer need the unit and wants to sublease it. I asked my solicitor and he explained the protocol and cost to paid by my tenant. I passed the information to tenant, basically he has to sublease it to a sub tenant, pass documents to us and pay legal fees and there will be no change regarding monthly rent and he is responsible to pay me. AC123, who cannot start a new thread, has asked me to post the following: AST in England. Started 27/09/2020. Married couple from Romania. Good employment and personal references and proof of right to remain. EPC done, EIPC and GSC issued, Right to Rent issued, Deposit received and protected.
