Thank you to all who moderate and contribute. I'm seeking a solution to the following DIY project. It is the second floor master bath and I am converting the single vanity to a double vanity. See photo to see the current plumbing/venting. Issue: I am trying to figure out out how the right-side vanity will be able to drain toward the left, PAST the vent for the 1st floor kitchen sink, and how the venting should be laid out. I know I cannot drain the right-side vanity into the vent for the 1st... Read more ..read more

Hello plumber folk. I am finally getting fixtures in (started a remodel which became a teardown. My buddy, a retired plumbing inspector gave me the plumbing design and you fine people helped me make it a reality (I passed the rough on the first go). Due to lots of things I have a stack for the utility room and the rest are AAVs. 7 in total. If we had more room in the crawl maybe it could have been different but you work with what you got. With so much knowledge and experience here I am... Read more ..read more

Hi everyone, I’ve frequently read this forum and learned so much from you all, especially Terry, who was always so gracious and enjoyable in addition to his great knowledge. His family and friends must forever be proud of him. Our mystery: We’re in the final stages of buying a 100 year old house in the San Francisco Bay Area. Under the house we found some confusing old plumbing that nobody has been able to identify so far. Many of us thought it was an old wellhead, but it’s inside the... Read more ..read more

Hello community, First let me say thank you for any help you can throw my way - my hot water heating experience is in infancy and I will require time & experienced folks like yourselves to "show me the way". So, thank you for answering my beginner's question. My situation is still in the planning stages, so I'm all ears as far as if this is a good use of hot water boiler, if it's reasonably achievable, or any other input you might have. I'd like to potentially use a hot water boiler in... Read more ..read more

Rusty water related to brass pex fittings??
Terry Love Forum

I am under contract on a home in central NC. Home inspection found murky/rusty water coming from most faucets in the house. The inspector verbally told me it was hot and cold doing it(mainly hot) then the inspection report read just hot. The hot water heater is original (2005) and probably full of sediment/rust. The inspector thinks it is bad pex brass fittings due to the year the house was built. I’m having a hard time believing fittings could put that much color to the water. Can faulty... Pressure tank chamber venting?
Terry Love Forum

Well pump feeding into buried 1K cistern which feeds into buried pressure tank chamber. It's always wet in there. There's a sump pump which works but it's always damp in there. Just had third control box replaced. Nasty corroded. The lids to these underground vaults are big round green plastic about a yard or 40 inches across. I was just wondering if venting the pressure tank vault (idk the correct term) would somehow keep it dryer. Would just like some comments/ideas ..read more

NPE-240A Exhaust Oil/Corrosion Issue
Terry Love Forum

We keep getting a 110 error which is an issue with air flow on the exhaust side it seems. I checked the exhaust pipe and for some reason it sounds like we have some water in there which may be causing a slight blockage in the exhaust pipe. Im sucking that little bit of water out to see if that resolves it. While investigating, I've noticed on the inside, there seems to be some condensation which after wiping it is looks like an oil. Any idea what is going on there? Also, the way the water... Read more ..read more

Easy way to increase pressure in tub faucet?

So, I have an old garden style bathtub in my double wide. It has a Delta Roman style faucet accessory kit. I am trying to figure out a way to decrease the size of the opening, aside from using my hand or some other ghetto rigging method, so that the pressure will seem stronger. (The pressure is fine, but the faucet opening is so wide that it does not properly "feel" pressurized) I have 2 toddlers and A. They like bubbles and I have a spinal injury that makes it difficult to stay bent over... Read more ..read more

Kitchen Drain under Window

Hoping for some guidance here. I'm renovating the kitchen in a 100 year old house. The sink is shifting about 4' to the right and will now be under a window. I'm not certain that the old plumbing was even done properly but I want to get it right this time. 1. Does entire waste line need to be 2"? The old one was 1.5". 2. Does cleanout get installed directly below double sanitary tee or off the back of the basement horizontal span? 3. Should I consider AAV above double tee and abandon... Read more ..read more

How do I connect 4" ABS to 4" SDR35?
Terry Love Forum
by PatNS

The flared gasket end of 4" SDR35 comes in my basemen from the municipal sewer connection under the road. The plumbing drains in my house end with 4" ABS. Is there an adapter or fitting specifically for that connection or is there a combination of switching from ABS to Sch40 PVC to the SDR35? I was looking on the websites for building supply retailers around me and cannot find anything. I would rather get laughed at on the internet for my incompetence and ignorance than to my face in a...
