Lyon County again leads the week with a sale at $21,700/acre, followed by Pocahontas with honorable mention at $13,650/acre. There will not be much to report through the end of the month, as auction activity has slowed due to planting season starting. I have heard from several that planting conditions are good, starting the crop year on a positive note.

Top prices go to Webster County from two auctions with sales bringing $14,400/acre and $14,300/acre. Worth County takes honorable mention with a sale at $14,100/acre. We’re still seeing some “no sale” at auction. Sellers need to be educated that market conditions are adjusting to current economic conditions. Farm income is projected to be significantly lower than in the past three years. There is a direct correlation between farm income and land value.

Dallas County tops the market at $17,400/acre. Honorable mention goes to Henry County at $16,063/acre. Land market conditions are adjusting to current economic conditions. Corn prices are much lower than a year ago and have the potential to go lower. I am hearing soybeans will be more profitable than corn this crop year. That tells me margins are tight. Market conditions are adjusting to this reality.

O’Brien County tops the market with a sale at $19,500/acre. Honorable mention goes to Boone County at $15,450/acre. We are still seeing market conditions adjust. There were not as many “No Sales” at auction as last week, but they are still occurring. Some sellers think the market is still at its peak.
