I am planning to sell my owner occ property (4 bedroom) in Endeavour Hills, Melbourne due to many reasons, mainly personal like not comfortable with too much debt and also too far from school and public train station. Currently school drive is more than 35 mins sometimes in mornings (due to traffic in M1 and M3) and similar in the afternoon. And planning to put in the market early next month. Hi, Looking at buying an IP in Melbourne East with as much land as possible, so down the track (probably 10+ years) it would have the potentially put 3 townhouses. Can spend probably up to $1.6m. I’m thinking of this as a bit of a property hedge for my children. We live in the Boroondara area, so no chance there, but ideally within 15 minutes. Happy to hold and rent for a while. Hi In the same FY, I purchased an oven because it was on sale and kept it in storage. Then later on in the same FY I had purchased an IP, tenant advised the oven broke and decided to use the aforementioned oven as a replacement, can I claim this as a deduction? I am about to demolish the house and build multiple units in Blackburn. After the demolition i need a plumber to put a cap on sewer pipe. Do i need PIC number for demolition from Yarra Valley water? The plumber is saying he cannot issue a certificate without PIC number? Do i need to stop the demolition before PIC number is issued for demolition? Or can i go ahead with demolition and once the PIC number is issued then ask plumber to put a cap on sewer? I am yet to get a building permit... PIC number for demolition ..read more

I have been looking at apartments near city (not in CBD itself ) and there seem to be a big supply of apartments on Queens Road Melbourne. The area seems residential and greeny and prices are cheaper compared to neighbouring suburbs like Windsor, Prahran. But what I don't get is that they are not really moving fast. Hi all, Looking at different home loan options at the moment for a first home purchase. Looking at apartments around $700,000 I have a total of $120,000 in funds for the deposit (in Ubank) I want to keep at least $30,000 in the bank for backup purposes and to be able to pay off the loan faster if needed.
