Quite new to this and would appreciate your input please. I have attached a photo of the property of interest and marked it in red - it is around ~700sqm. Quite a bit of development in the area. Generally properties on the street that are sold are knocked down and replaced with 2-3 townhouses/units. The main reason for high rental returns in regional NSW is because Immigration law is pushing international students over regional areas of NSW for permanent residency, this trend has been ongoing for few years now. But not sure when the law would change and the students might not have to go to regional area thus bring the rental occupancy down. Being a 1st time investor for 600k for house should i consider Wagga Wagga and Newcastle area or go for hot cake as if now for QLD Brisbane area?... Smell from backyard - sewer easement?

I am looking at a property to buy. It needs a lot of work. I was inspecting it today in the evening and went to the backyard (half the land is grass) - and it smelled like wet/damp/musty - hard to describe but it was a rather strong smell (attached a photo at the spot where I could smell it) Could it be from a tree? Hi everyone! I have a property that rents for $480pw. The tenants move out at the end of May (Monday the 27th) and the PM has listed the property 'available as at 3rd June'. The PM has given herself 7 full days for bond inspection and so on. Is this reasonable? It's costing my almost $500 of missed rent here...
