Good News For Buyers:
Mortgage interest rates are still really low (see the chart to the right).
Historically spring/summer time is when owner occupant sellers start putting their homes on the market. Hopefully this will add some inventory to the mix.
Bad News For Buyers:
Inventory has been shrinking. Active listings are down 33% from 4th quarter 2011, and sold listings are up 19% from 4th quarter 2011.
Getting a mortgage hasn’t gotten any easier yet.

All Good Things Must End
We have come through a strong sellers market this year, and in my opinion the market is going to “level off” a bit for the next few months. Fingers crossed, I don’t think we’re going to see a noticeable dip in values. More likely longer days on market and a reversion to the mean as far as prices are concerned. Having dealt with contractors for the last 7+ years, I’ve had both good and bad experiences.
Just like any other business… Ultimately, even if you take all necessary precautions you can’t 100% guarantee successful dealings. It’s about trial and error!
That being said, if you follow the guidelines below you’ll give yourself a really good shot at getting your project done right, for a fair price, in a reasonable amount of time.
