In March, buyers continued to enter the market as 4,343 contracts were executed on homes. This is 8% more than last year and 33% more than last month.
Homes spent a median of 12 days on the market before going under contract.
Home closings increased for the third month in a row. 3,570 homes closed in the month of March. The closing prices were 3% higher then last month and 5% higher than last year at this time.

The Denver Metro housing market is showing signs of an early start to the buying and selling season as household express optimism that mortgage rates could decrease.
Inventory levels in February were 25% higher than last year and 176% higher than two years ago! There were 4,267 new listings in February.
In February, there were year-to-year and month-to-month increases in home closings. Media closed prices were up 3% at $575,000.

Highlights
There was a boost in inventory levels in January as sellers brought 3,414 fresh listings to the market, 17% more than last January and nearly twice as many as in December 2023.
Buyer activity in January showed an uptick with 3,271 contracts executed on homes, 6% more than last year and 42% more than last month.
Median home prices saw their biggest gains since April of 2023 thanks to strong performance in the luxury market. Homes prices at $1M or more saw 20% more closings from last January.

Buyer activity continued to see a seasonal decrease as we enter the winter months. Closings were down 9% from last year. Economists predict an increase in activity as mortgage rates normalize below 7%.
Standing inventory has nearly reached pre-pandemic levels. Homes are staying on the market for a median of 24 days.
Median home prices have been relatively stable, in November there was a 3% decrease.

High mortgage rates and elevated home prices continue to impact the Denver metro housing market.
The median price of a home increased by 2%, $580,000 total.
There were 6% fewer closings this October when compared to last year.
Year to date, home sales in the Denver Metro area are down 19% from last year.
In October, there were 3,803 fresh listings added to the market, this was 1% less than new listings last year. This number is down 17% from September.
