I’m a landlord/homeowner in South East Los Angeles who has rented out my 3 bedroom 2 bath +den home to a single man and his cousins since 2010. I have a long-term tenant who maintains the property pretty clean and always pays his rent on time. I hadn’t entered the home since 2017. I live near Portland OR and rent a house with 3 other women. We had pretty extreme weather this year (110 heat in late summer, and a historic ice storm in January) and one of our windows developed a large hairline crack. No idea when or how, we just noticed it one day in February and its been spreading. The landlords are claiming we must have slammed the window too hard and broke it. So far, I've been doing everything by the book. I called the police and had them investigate the trailer, since I live a couple of towns away and couldn't simply drive over to southeast Portland to investigate what could theoretically be a meth lab. They informed me that there was nobody answering the door and that nobody in the area seemed to know where it came from, and advised me to call a tow truck. Sounds great, right? I am posting this here to see if someone can help me know if there is anything to be done. My daughter lives in an apartment and had sent an email to the landlord about an issue and stated in the email "Please let me know what we need to do to proceed". Hi r/landlord, I'm dealing with an ongoing issue in my apartment where I hear multiple beeping sounds—like that of a smoke detector with a low battery—every 30 seconds, clearly coming from the unit below mine (where the super resides). After reaching out to him, he informed me that beeping is not coming from their apartment. So I'm not in the industry, I'm just an admin who collects rent or takes cares of repairs that are necessary for a condo unit as requested for my boss. Usually, I can take care of the simple things that our tenant needs. However, I'm in a weird spot right now. My tenant had an emergency which required firefighters to break down the door because she could not get up. Per the building, the cost to replace the door is upwards of $5,000. Hello! I rented a 2br upper half duplex for 3 years in Pittsburgh, and for the most part had no issues. The landlord and I were on decent terms, always paid early, if I had any maintenance issues, they were addressed. At the start of the year, the toilet that was in the basement started overflowing sewage. This wasn't a toilet that anyone used (basement was shared space, used for laundry and storage by me and the downstairs tenant). Is this a bad thing? Tenant of upper two-family flat has been great. Veteran, maybe 60F, on disability, pays timely, never complains. Not sure when exactly she left but for October inspection, she was in a southern state visiting family . . . and still is. She says she was in the hospital, this time might have COVID, etc. I put one of those leak notices on the unit so the water department notifies me of any large increase of water used.
