I am graduating here in May with my Bachelors of Business Administration with a major in Real Estate and minor in Economics. I am having to decide between two opportunities and need help.
Option 1: Rotational Property Management role. Basically I learn the ins and outs of managing a property than after 18 months I am the Manager. This one will pay probably about 5k-10k more than option 2. They said growth opportunities such as multi site manager and regional manager are available down the line which is my actual goal.
Option 2: Junior Credit analyst. This will pay less as noted above, however ..read more

I was assigned to a specific property. But when the property down the street lost its manager my boss started pulling me down there to complete tasks.
I accepted the extra work because we had discussed a promotion and a pay increase at my current property. However my manager always “forgets” to file the paperwork and it’s been over 2 months and I haven’t received the promised promotion or the title change.
Right now I would argue my building is in a very solid place. I’m not stressed out about anything. But the property that keeps getting dropped onto my plate is a complete freak show. There ..read more

If I have a property manager for a strip mall with 4 stores, is it customary to pay the manager a bonus at the end of the year? The property manager is with a management company.
I ask because:
1) We had an independent property manager a few years ago who quit because he demanded bonuses.
2) I like the work my manager does and I don't want to sully that relationship by being one of his more miserly clients.

I’m planning to buy a townhouse/house to rent. But my job is quite busy so I would like to buy one that is in community and taken care of management.
Do I contact realtor and ask to find one like that and they will look for me? Is that how it works?
I’m thinking of down payment about 20%. Sounds normal?
And how much does community management takes usually? Takes fixed amount or percentage of the rent fee from tenant?
Thank you

Such as student housing, affordable housing, elderly housing, etc.? What are you experience with other forms, and what management solutions have worked for you?

Our area in the city has been getting more and more homeless people recently they have started digging through our trash bins making messes etc.
We had potential tenants encounter someone in the dumpster during our walkthrough, and a few tenants not feeling it’s safe take trash out as a single women.
And a bunch of other issues, but the dumpster ones and making tenants feel safe is my biggest concern
Has anyone else had issues like this? Is there anything I can do or contact the city to help?

So a couple times now, AppFolio starts kicking back about half of my text messages to guest cards and/or tenants saying they were blocked as spam by the carrier. It seems after a while we are able to send them again and they go through again. Is this happening to anyone else? I was mid convo with a prospect earlier this week when the carrier supposedly decided I was spam and ever since then I’m hardly able to text anyone.
