Another article about rents rising. And yet people continue to complain (incorrectly) that landlords are getting a tax break. Can’t they see that less landlords means less rental property – it’s really that simple.
People are not buying or building rental property right now, so how is this situation going to improve for renters?
Labour & Greens supporters, this is your doing, you are creating hardship for renters. I know you are envious of anyone who is successful, but why take it out on tenants?

Now could be a good time for both first home buyers and long-term investors to make a move.
Home buyers should be aware that competition from investors is limited right now. High interest rates have escalated the costs associated with owning rental property, pushing many potential investors to the sidelines. And despite tax changes reverting back to fair taxation, where property investors are taxed on profit rather than revenue, I don’t foresee a rush of investors flooding the market. Many are cautious, aware that future governments could reintroduce unfair anti-landlord tax structures ai ..read more

Reversing some of Labour’s restrictive regulations on landlords is a commendable first step to reengage property investors in the rental market. Now, let’s push the envelope with some genuine innovation.
Two ideas come immediately to mind, but there are many more.
Ease Zoning Restrictions and Cut Bureaucracy
Streamlining the zoning and planning permission processes can foster more development. By enabling mixed-use and higher-density projects, we can optimise land use and significantly boost rental unit supply.
Revitalise Rent-to-Own Schemes
Rent-to-own schemes once made it easier for renters ..read more

See It, Tax It: The Tangible Challenge of Property Investment
As a fervent advocate of property investment, I acknowledge there’s an inherent risk that stands out: visibility. The very attribute that makes real estate reassuring—its physical presence—is also its vulnerability.
This recent policy move to disallow depreciation deductions for commercial and industrial properties clearly illustrates the ease with which councils and government can treat property as an ATM.
I don’t know the answer, but I don’t think investing in something else will help in this low productivity high dependency count ..read more

Waikato’s building consent numbers have seen a noticeable shift!
In the year to Nov 23, only 3589 new homes were consented – that’s a significant 26% drop from the previous year.
To put it in perspective, there were only 7.3 dwellings consented per 1,000 residents in NZ as of Nov 23, compared to 9.8 in Nov 22. Interestingly, the record was set at 13.4 per 1,000 residents way back in Dec73.
With immigration hitting its highest level since 1974 and interest rates peaking (and possibly set to decrease), we’re seeing a continual decline in building consents.
What does this mean for the housing mar ..read more

Average property values rise for a third month — CoreLogic
“A further rise in property values in December seemed almost inevitable given housing market sentiment has risen in recent months. This is off the back of several factors including the change of government, a peak — and even some falls — in mortgage rates, continued growth in employment, and soaring net migration,” said CoreLogic NZ chief property economist Kelvin Davidson

Kiwibank – house prices up 6% in 2024
See full article from Stuff below:
By Susan Edmunds
Surging migration is likely to give more of a boost to house prices than previously expected, Kiwibank economists say.
They have updated their forecasts of economic activity next year and say “massive migrant flows” will add to demand for everything, including housing.
Chief economist Jarrod Kerr said they had previously expected a peak-to-trough decline of 20% but now thought the 17% fall already experienced was as much as was going to happen.
They expect prices to rise about 6% next year.
