We often tell clients that bigger metropolitan centres record stronger growth, and this means the best places for Australians to invest are in Sydney and Melbourne. But looking through CoreLogic’s recent data, the annual performance numbers tell a different story. Perth has had a runaway year leading the pack, followed by Brisbane and Adelaide. Melbourne, on the other hand, looks like it’s dawdling. It’s not a great annual performance number and what it doesn’t show us is that for the March quarter, Melbourne property prices actually fell 0.2 per cent. This marks quite a break from the decade ..read more

‘More chance of winning lotto’ than housing targets being met
Australian Property Investor Magazine
by

Property prices driven upwards by a lack of supply appear unlikely to change trajectory, with PIPA Chair Nicola McDougall declaring “I have a better chance of winning Lotto next week” than the government has of constructing 1.2 million new dwellings over the next five years. The upshot of the federal government’s ambitious housing targets falling further behind by the month, while migration levels and population growth remain high, is that property prices around the country continue to climb. Market conditions in Brisbane and Adelaide remain robust, with Sydney resilient and Melbourne mostly s ..read more

Watching her mother get injured by a stray bullet that grazed her forehead during a Kenyan coup, having the family home ransacked by soldiers, and enduring hardships to which no child should be subjected, were among the catalysts for Anna Correia to dream of a new life in far-away Australia. Growing up in the bustling streets of Nairobi in a family unable to afford a good school was far from easy but it instilled the resilience and ambition that would eventually come to fruition in the form of a 46-property portfolio spread across two continents and financial security beyond her most lucid you ..read more

Buy an asset that will grow and don’t delay, I was once told. Make your money work for you. Work smarter, not harder. It was this advice that put me on the path from debt-ridden student to financial independence. Sounds easy enough, but for those who heed this advice, it’s important to acknowledge that gaining financial control in these uncertain times must be viewed as a long game. If you work smart and buy the right asset, it should double in value every decade. So, what sort of asset is best for a first-time investor? The most important factor to consider when dipping your toe into the inve ..read more

The Sydney property market has undeniably become unaffordable to many, with a median dwelling value $300,000 above the next highest median, Canberra, and almost $400,000 above Melbourne’s. But like all city property markets, it is a diverse real estate landscape with its mix of sour lemons and appetising fruit cocktails awaiting property investors. Despite its wince-inducing median dwelling value of $1,139,375 the city as a whole last month still notched up another 0.3 per cent price uptick, according to CoreLogic. With price trends still in the positive, some suburbs are still delivering the ..read more

The controversy about Australia’s record population growth continues, particularly when it comes to the ever-increasing demand for residential properties, whether that is to buy or rent. The most fundamental driver of real estate prices is the equation of supply and demand, with population growth at the centre of it all. Irrespective of the size of the current demand, which is always on the increase, the greatest problem of all is that housing construction is in decline when an increase in output has never been re ..read more

Property investors are gradually showing signs of returning to the real estate market in significant numbers but not in the sort of volumes that will redress the lack of rental properties.
