I’m about to lease an old building (1960’s Class C Retail) that I have intentions of buying. Seller is elderly person using rent collection as “fixed income” and retirement supplement.
Elderly person is current owner. Plans to give building to children at death via stepped-up basis to avoid taxes. Children do not plan on holding, they want to sell. They do not like being property managers (at least they say so far).

Title says it all. I am 27, working in happily Mortgage Lending (LifeCo) after a stint Asset Management (where I got my CPM) and I guess I am wondering what I do next. I am working on my MBA right now as well but once that is done I am really just wondering how the hell I raise/save/get cash for that first deal!?! That's the question that's always eluded me. I have several years of work experience and have worked in real estate as well on an investment team. My entire team got laid off and so I recruited for new jobs and also applied to business school. The job search was brutal with basically no openings even at the analyst level, let alone associate roles.
I just got in to a Top 15 mba and got almost a full ride. I read the MBA forum and their sentiment is awful and they basically say that real estate jobs are non existent, but I can’t tell if that’s because they are more focused on traditional mba paths.

I work in operations for a lender in Toronto but I want to get into underwriting. I was recommended the A.CRE course and plan on taking soon. If I join NAIOP, it will be as a developing member and I'll have to pay the fee myself. Is anyone here a member of the Toronto chapter? Is it worth the membership fee for someone in my situation?

I have an opportunity to be a broker at CBRE. I have been at my current firm for 2 years and another firm before that for 6 ( I was doing property management there as well so I didn't have the typical growth curve). The firm I'm at now is mainly residential and the largest in our market by about 10x. They give me a lot of leads, the culture is great, the splits are great, and I think in another year or two it will continue to be a great referral source.
