First time posting and reading this subreddit, so I apologize to everyone if this has been covered ad nauseam.
I am 30yrs old single/no kids and live in a high COLA in northern VA. I am looking at options to purchase my first home, and I have come across FHA loans and the conventional route. I do not have enough to cover a 20% down payment for the houses in the area for a conventional purchase. My debt-to-income ratio is under 35%. Credit score is around 756 and 100% payment history. Background, I bought my house in 2022 in Oklahoma at 148,500. I’m in the military and scheduled to move in August. I also just got divorced. We listed our house for 158,000; got no offers, and lowered it to 150,000. We will owe roughly $3k on the house if we sell at this rate, but we haven’t received a single legitimate offer. It’s been on the market since January. The house has some work that needs to be done. Contractors have quoted me roughly $5-8k for the work. I do not have that money and can’t take out another loan. Paying for the divorce drained me.

My family is looking to purchase a home and we stumbled upon one that is offering an assumable fha loan.We checked it out,seems pretty good but noticed on Zillow it has been sold three times as it was newly built on 2015.We will reach out to our agent about it but parents don’t want to make the sale cuz of this anyway and I feel like we are missing out on a sweet deal.Please help with some advice!

I am currently on my 2nd RE agent. I decided to switch from my first one because the first one gave me wrong information and sometimes seemed a bit jumpy. I talked to my current RE agent actually when I was working with my first. I disclosed to her at the time I was already working with an agent but I contacted her because she specializes in some neighborhoods my other real estate agent didn't.

I just passed the NJ real estate salesperson exam! I definitely put in the time studying. I highly recommend purchasing the new PSI outline, studying the questions, and reading the explanations—even for the questions you get right.
A huge shoutout to the A-ha podcast and the Exam Cram podcast; they're both fantastic resources.
For those studying for NJ, do yourself a favor and get the CompuCram NJ section. You'll be glad you did!
P.S. Watch out for scammers offering study materials and sending links. Those don't exist, and you'll end up regretting it.

I accepted a contract where the buyer asked for a pass/fail inspection where they wouldn’t ask for anything. The inspection went really well apparently but they are now asking I get my generator serviced. It has been a bit over a year so it is probably due, but in my mind there was already an agreement they weren’t going to ask for anything which made their offer more attractive. I told them I want to stick with the agreement in the contract but feeling like I might be coming across as a dick to not just concede to doing this. Curious to hear opinions?

My husband inherited a condo and listed it for sale. The realtor convinced him to list it for $50k less than it’s worth. Then she conveniently sold it to someone she knows for “cash”. Then cash turned into the friend seeking a lender which held up the sale. Now the realtor is saying that she is loaning the friend money to complete the close. It appears to me that this was a set up. The realtor valued this property lower with the intention of buying it herself and using her friend as a shell.
