When we last visited 18th and Glenarm, vertical work was just beginning. Fast-forward a few months, and a lot of activity has taken place on the project site. A second tower crane has been erected, and the project’s concrete structure has now risen above the podium levels. Outside of River North, the Golden Triangle is another significant hotspot for development, with projects in all phases of the development process. Bannock Street, in particular, has five new projects, making it a dense urban spine through the neighborhood. As the bulk of visible construction for 1900 Lawrence begins to wrap up, downtown attention turns to the vacant lot next to Denver’s newest office tower. We’ve been waiting for some time for quality renderings of this two-tower project: the tease on Golub and Company’s website didn’t quite satisfy, and as we’ll see, there are major refinements to the site that are intelligible with more submittals to the city. While we are busy working on a Golden Triangle roundup, there is one project we will be visiting in detail before the roundup. The proposed project at West 11th Avenue and Cherokee Street aims to preserve one of the best brick retail buildings in the Golden Triangle while adding a significant amount of infill at this corner. After two rounds of design review, this project has its final review on February 13, with the recommendation to move forward. Staying along the Broadway / Lincoln corridor, another project is gearing up for construction: 700 Lincoln. The site at East 7th Avenue and Lincoln Street formally featured a single-story retail building and accompanying surface parking lot. Just over a year ago, we mentioned in our Capitol Hill Roundup that 700 Lincoln was given the green light to move forward by the Downtown Design Advisory Board as the former retail building closed its doors. We reported over a year ago that work had begun at the AMLI Golden Triangle site at 8th Avenue and Broadway. Since that post, the site has sat quietly for most of 2023. As work progressed on the permitting side, a new contractor change was eventually submitted to the city, and work has finally begun on the site. As of this post, the site has been leveled off, with heavy machinery, including drills for foundation work, that are new to the construction site. While the seasons change and the trees go bare, a new tree-medium is on the rise in Downtown Denver. While taking a walk on this brisk evening, something appeared in the corner of my eye and stopped me in my tracks. Populus, boasting the facade of an aspen tree in its renderings, is finally starting to show the first elements of the tree-like facade. The last eight months near Evans Station have found both of the block-long developments begin leasing, with residents moving in. As we mentioned in our first look at the Evans Station area, the Washington Park view plane caps development at 110 feet, which constrains the proposed and under-construction housing to, functionally, less than 8 stories. Construction is busy between 9th and 10th Avenue along Bannock Street. With 990 Bannock finishing up 955 Bannock going vertical, another large project recently broke ground, with a new tower crane towering above the already busy project site.
